Canterbury Neighborhood Guide: Living in Liberty, Missouri
Canterbury Neighborhood Guide: Living in Liberty, Missouri
Why families who move to Canterbury tend to stay
Spend any time walking the trails at Canterbury Park in the evening, and you’ll notice something right away - this is a neighborhood where people actually know each other. Kids ride bikes on the sidewalks, neighbors stop to talk, and families gather in cul-de-sacs on holidays like they’ve done for years.
Located in the heart of Liberty, Canterbury and the surrounding neighborhoods offer a rare mix of walkability, strong schools, and long-term homeowners - the kind of place people move into and rarely want to leave.
One reason Canterbury homes don’t come on the market often? People tend to stay.
Location and Accessibility
Local history note: The trail running through Canterbury Park follows the path of an early interurban railroad that once connected Liberty to North Kansas City between 1913 and 1933.
Canterbury and the surrounding neighborhoods off Liberty Drive and Withers Road were largely still considered ‘newer’ just twenty short years ago. These neighborhoods (Wellington, Liberty Run, Withersfield, Wilshire, Westboro, Canterbury, and Wilshire Highlands) all share a few local landmarks in common and those are Alexander Doniphan, Canterbury/Westboro Park and Trails, the Liberty Middle School and Liberty Community Center. Having grown up in this area, we love having access within walking distance to the nearby parks and community center. The Canterbury area has recently benefitted from an expansion of Liberty Parkway which is a corridor to MO-291 however also has proximity to highway MO-152 as well as I-35 – so living in this area allows for short commutes to major highways. Canterbury doesn’t feel like a pass-through neighborhood — it feels like a place people settle into.
Homes & Architecture: Built for Real Life
Driving through the neighborhoods surrounding the Westboro/Canterbury Park you will predominantly see two story and ranch style homes, reverse 1.5-story and walkout layouts, and spacious floor plans ideal for families and entertaining. If you drive around these neighborhoods on holidays you will see overflowing cul-de-sacs and family gatherings everywhere you look! Homes typically offer generous square footage, attached garages, and well-maintained yards. Many properties include finished basements, updated kitchens, and outdoor living spaces. Canterbury has a cohesive look and feel, with pride of ownership evident throughout the neighborhood.
Neighborhood Amenities
We love living in this area because of all the sidewalks and friendly neighbors that we walk by with our stroller or jog by in the early mornings. You’ll find plenty of green spaces and open areas throughout the neighborhood and a layout that encourages interaction while still maintaining privacy. This area is ideal for evening walks, kids playing outside, and enjoying time outdoors without leaving home. You may even spot owls hooting in the trees at the trails in Canterbury Park (we have!).
Schools & Education
As mentioned, the proximity to Alexander Doniphan (elementary), Liberty Middle School (middle) and Liberty High School (just down the road) are one of the many draws to living in this area. For buyers who prioritize education, Canterbury checks an important box. Plus, whether you have kids or not – the school proximity definitely supports your resale value.
Lifestyle & Community: What It’s Actually Like to Live Here
The Canterbury neighborhood and surrounding neighborhoods are quiet, comfortable, and family-friendly. It is common to see neighbors walking dogs or pushing strollers, kids playing in yards or on sidewalks, as well as plenty of seasonal décor and pride in home appearances. All of these elements stack up when supporting home values in the area.
Shopping, Dining & Everyday Convenience
Close proximity to parks, schools, and recreation is not the only reason we love living and working in this area, the proximity to everything you need in terms of shopping and dining is also a huge benefit. You are minutes from grocery stores like Hy-Vee, Price Chopper, Aldi, Sams Club, Target, and Walmart. Additionally, just minutes from the Liberty Commons and shopping areas across the I-35 bridge on the Kansas City side as well. We particularly like Alexander’s Meeting Grounds for coffee, and when it’s pizza night, J&S Pizza is a personal favorite. We also love having the newly remodeled Liberty B&B Theater and Johnnie’s Jazz Bar close by — we may even have a locker at the bar for our clients to enjoy.
Parks, Recreation & Things to Do
As mentioned several times throughout this article, the Canterbury area is home to the Westboro/Canterbury park. The Westboro/Canterbury Park boasts 42-acres and includes an asphalt trail system that is about the equivalent of one 5k walk/run when you run each leg of the trail (ask us how we know…). Some information that we did not mention was this park is home to one picnic shelter, two playgrounds, eight pickleball courts, one soccer/multi-use field, one softball/multi-use field, a couple of historical markers and a couple of sculptures. Additionally, rumor has it there may be a secret zipline somewhere in the woods (well, maybe there was an unofficial one in 2008-2010), and in the spring, summer, and fall (sometimes winter if Missouri weather permits), you’ll see the Mahoney family perusing around as well!
Real Estate Market Snapshot
Homes in Canterbury consistently see strong demand, largely because of the neighborhood’s location, school access, and overall lifestyle appeal. One thing buyers quickly notice is that inventory here can be limited — not because people don’t want to sell, but because many homeowners simply don’t want to leave.
Buyers can generally expect:
Competitive pricing compared to other Liberty neighborhoods
Limited availability due to long-term ownership
Solid resale value and long-term appreciation
When homes do come on the market, they tend to attract attention quickly, especially from buyers who have been waiting for the right opportunity in this area – not to mention, the price point can be attractive to first time homebuyers as well.
